Marvin Miller, a longtime property owner in Berks County, has agreed to sell all of his Birdsboro real estate and business holdings to M.B. Investments in Birdsboro, a J. P. Mascaro & Sons waste service affiliate.
With final settlement in December, Miller will sell nearly 38 acres of business real estate and 235,000 square feet of business structures, including a modern 43,500-square-foot office building at the base of the new Route 345 bridge in Birdsboro, about 140,000 square feet of additional business structures in downtown Birdsboro and his business holdings and real estate along Route 724.
“M.B. is more of a signature brand of J.P. Mascaro,” Frank Sau, director of communications for J.P. Mascaro, said this morning. “To go into a community and acquire something and make it better.”
Miller, who spent most of life in the excavating industry and real estate investment in Birdsboro, has allowed M.B. to begin making visual and structural improvements to the properties, including painting, paving, new streetscape and decorative fencing.
Sau said most of the properties have tenants and only a few have available square footage.
“M.B. is now embarking on the next phase of its partnership business plan, where it will be spearheading local development projects on some of its properties,” said Pat Mascaro, general partner of M.B. Mascaro. “Which will bring new business and employment opportunities to Birdsboro and the regional area, as well as business revenue to M.B.”
M.B. Investments, Mascaro’s real estate partnership, has for years focused on acquiring property for future development. That includes a supermarket being built on its land in downtown Birdsboro, to be operated by Boyer’s Market. It is scheduled to open early next year in an area that has been without a local supermarket for several years.
“Like the Millers, M.B. will continue to provide long-term commercial and industrial opportunities for businesses within the borough,” Mascaro said. “The borough of Birdsboro is strategically located to the many other business holdings and properties that Mascaro affiliates own and operate in the region, and the Mascaro family is personally committed to this local region for the long term.”
