Construction starts this summer on $30M Allentown apartment project

The growth of market-rate apartment projects in Allentown shows no signs of slowing down as developers see value in catering to millennials and empty nesters.

One of the latest examples is a 160-unit project that will begin construction this summer.

Serfass Construction of North Whitehall Township said it would begin building the $30 million project in June or July.

The pair of five-story buildings will go up on four acres of vacant land off Lehigh Parkway and Martin Luther King Boulevard in Allentown, said Kevin Serfass, vice president and co-owner of Serfass Construction.

He estimated that construction would take 18 months, with apartments ready for occupancy by winter 2020.

The apartments will overlook the Little Lehigh Parkway Path, featuring amenities such as high-end finishes, a community gathering space, a movie room, pool tables, and dog wash stations, Serfass said.

“The apartments are geared toward people with an active lifestyle, people who would use the trail for running, hiking, biking… millennials with an active lifestyle, baby boomers looking to downsize,” Serfass said. “The architecture is meant to fit in with the natural landscape.”

Though the branding is not complete, the private developer is calling the project, which spans nearly 200,000 square feet, Apartments on the Parkway, he added.

The address is 1625 Lehigh Parkway East.

Though he did not know what the monthly rents would be, Serfass said the apartments are market-rate units.

Though it varies by municipality, monthly rates for market-rate apartment units typically start near $1,000 in the Lehigh Valley.
