Builder buys distressed asset, plans upscale $7M apartment community

The apartment-building boom in the Greater Lehigh Valley has inspired one executive to start a venture focused on providing smaller apartment communities.

The executive, Justin Huratiak, is president and owner of Huratiak Homes LLC in Bangor. One of the firm’s first projects involves building an apartment complex on vacant property, completing a project that had stalled under another developer.

Huratiak bought the land as a distressed asset from Lafayette Ambassador Bank for $550,000. He plans to transform the vacant property - at 282 N. Walnut St., (Route 512) in Bath Borough - into HH Bath View Apartments, a $7 million project.

Northampton County property records show Lafayette Ambassador Bank bought the property in 2014 from Bath View Apartments LLC. While the original plan to build an apartment project didn’t materialize, Huratiak decided that now would be the time to revive the previous developer’s concept.

Huratiak said he obtained construction financing for phase one and plans to start construction this month on the 42-unit building, with occupancy by fall. The one- to two-bedroom units would start at $1,250 per month and include features such as luxury vinyl tile flooring, quartz countertops and stainless steel appliances.

The second phase would include construction of a mixed-use retail element with proposed amenities such as a car wash, garages, gym and dog park. He has to obtain approval from the borough for this part of the project, he said.

It is not Huratiak’s first foray in the multifamily world. He helped complete nearly 500 new units for Woodmont Properties in Upper and Lower Macungie townships. He was a senior project manager at Woodmont, based in Fairfield, N.J. Woodmont Properties is a developer of commercial and residential real estate.

“We saw a huge influx of empty-nesters, baby boomers that didn’t need to be in the middle of Allentown or downtown Bethlehem,” he said

Huratiak said he has another apartment project under way in Bethlehem near the Hellertown border. That project, HH Saucon Square, is a $6 million project he acquired from Wagner Homes and redesigned. He said he has submitted building permits for the project and hopes to start construction in the spring. It would bring 28 units at 912 Fire Lane on South Mountain near Saucon Park.

His company performs its own construction management and property management services and hired MKSD architects of South Whitehall Township to design the Bethlehem and Bath apartment projects.

Huratiak and his wife, Melissa, are the two employees of the company.
