First warehouse slated for former Mack Trucks site

Construction could soon begin on the first building for an industrial park near Queen City Airport in Allentown.

A real estate firm marketing Allentown Commerce Park at 2027 S. 12th St. said it has strong interest in distribution companies seeking space in that area.

With approvals in place, construction could start in a few weeks, said Peter Greenhalgh, executive vice president of industrial properties for Avison Young, which has an office in West Conshohocken.

Eden Wood Realty of Whippany, N.J., is the developer behind Allentown Commerce Park. J.G. Petrucci & Co. of Hanover Township, Northampton County, is the design-build firm.

Eden Wood bought the former Mack Trucks site on South 12th Street in 1990 and plans to transform it into a more than 1 million-square-foot industrial site for either distribution or warehousing.

The firm secured approvals from the city to redevelop the 96-acre site in 2016, with three buildings planned.

The first parcel will cover 9.6 acres for the 160,160-square-foot building, and the second is 3.3 acres for a 54,000-square-foot building. The firm did not determine the size of the third building.

The real advantages of the site are its proximity to Interstate 78 and ample tractor-trailer parking, Greenhalgh said.

“We have almost unlimited amount of parking,” he said. “Most of the people we’ve seen want to distribute east.”

That makes the I-78 corridor in the Greater Lehigh Valley a particularly strong market for industrial properties, as does the good labor force of Allentown, he said.

The building will have a 36-foot high ceiling and more than 160,000 square feet of space.

All power capabilities and infrastructure are available, Greenhalgh said.

Frank Costa, an associate of Avison Young, said the first building should take about six months to complete.

Avison Young is looking at cold storage, warehousing and other distribution companies as possible tenants, he said.
