Is a custom-built home in your future?

For people looking for a home, most often they think that an existing home is the way to go.

Those seeking more of a personalized choice go with custom-built homes in communities where, more often than not, the selection of colors and styles is limited.

But one developer says he is offering a different approach that allows homeowners to build the house “from the inside out” with a more personalized custom homebuilding experience.

Peter Rotelle, president of Rotelle Development Co., said he focuses on boutique lots, communities with 15 units or fewer, and provides buyers with home design and construction, lot evaluation, virtual listings, property acquisition and financing access.

He created a design-build studio in southeastern Pennsylvania that attempts to guide customers through the entire process. It’s an approach that he says has been working, as people increasingly want a custom-built home at an affordable price.

He has served the Lehigh Valley with several projects, including the Tranquil Acres community in Emmaus, a model home in Allentown and homeowners in Lehigh County.

“I felt like there was such a gap there; could we deliver homes at an affordable price-point?” he said.

His prices start at about $350,000 for the cost of buying the land and building the home, with an average cost of $500,000 to $700,000.

With a quick turnaround, about six months from start of construction to finish, Rotelle says he helps homeowners find the property and get a cost estimate. Rotelle then picks the contractors and works with an in-house architect to design and build the home.

“What you see on Pinterest can be done,” Rotelle said. “It’s about what your lifestyles are, what your tastes are.”

The social media site features many custom-home dream designs, giving people the idea that they can build the home of their dreams, whatever that may be. With these types of homes, you choose the colors, floors plans, fixtures and virtually everything you can think of.

Research shows some benefits to custom-built homes. Not only are they built specifically for your needs and lifestyle, but they also are low-maintenance and often built with future needs in mind and room to grow.

You choose the location and can save money on utility bills since energy efficient standards are higher in a new home.

It remains to be seen whether this catches on in a bigger way in the Valley.
